The Outstanding Building of the Year (TOBY) Awards celebrate excellence in building management, recognizing properties that demonstrate the highest quality standards. Each applicant undergoes a rigorous evaluation process, assessing all aspects of building operations, including community involvement, tenant relations, sustainability efforts, personnel training, emergency preparedness, security, and energy management. To win in any TOBY category, a building must meet or exceed BOMA International’s required minimum score—whether competing alone or against multiple entries. Winners will advance to the 2026 North Central Region TOBY competition.

Located in Chicago’s Fulton Market district, 167 Green is a 17-story Class A office building developed by Shapack Partners, Focus, and Walton Street Capital. Designed by Gensler and situated along Green Street between Randolph and Lake Streets, the building spans nearly a full city block and totals 750,000 square feet of office and retail space.
167 Green is defined by its 46,000-square-foot floor plates, center-core design, and eight sides of glass. The building’s 17th-floor amenities include a Gym, Board Room, Private Dining Rooms, Sitting Room, Cafe, Game Room, Terrace, and a Town Hall that doubles as an NBA-size basketball court overlooking the City of Chicago. The Town Hall can host up to 400 people, with catering by Lettuce Entertain You, which also operates The Oakville Grill & Cellar on the ground and second floors of 167 Green.
