Our expert panelists will review and discuss the latest policies from the Assessor's office, recent trends with appeals, and property tax best practices for commercial properties.

Elizabeth L. Gracie is a member of the firm O’Keefe Lyons & Hynes. She has more than 35 years of experience representing developers, owners and managers of office, retail and hotel properties in matters of property taxation, including incentives. She has extensive experience compiling and analyzing data regarding the Chicago real estate market and its taxation. She deploys this data in both property tax appeals and, increasingly, in property tax projections.

Patrick McNerney HeadshotPatrick McNerney, Partner, Mayer Brown
Patrick McNerney, a partner in the Chicago office, founded and manages the firm's Property & Transfer Tax practice. The practice concentrates on property and transfer tax planning, structuring, analysis, minimization, state and municipal incentives and litigation. Patrick’s experience includes multi-state ad valorem tax litigation, real and personal property valuation and tax appeals, tax abatement, real estate tax sale, delinquency and tax exemption litigation. He has extensive experience contesting valuation assessments on large office, retail, hotel, multifamily, industrial, manufacturing, warehousing, telecommunications, medical office buildings, nursing, long-term health and life care facilities, low income, sanitary landfill, leasehold, agricultural and special use properties. Patrick and his team of lawyers and tax professionals represent Fortune 100-500 companies in multi-million dollar tax disputes in multiple jurisdictions.

Kent Swanson Riverside
Kent Swanson, Executive Vice President, Riverside Investment & Development Company
Kent Swanson is a real estate professional with over thirty years of experience in the office, residential, retail and hotel sectors. He is currently an Executive Vice President and member of the Investment Committee of Riverside Investment & Development Company. Previously, he was CFO of Newcastle Limited, playing a key role in tripling the size of assets under management at that firm while earning a 30% portfolio IRR during his five-year tenure. Kent also had a nineteen-year tenure at The John Buck Company, rising from Senior Financial Analyst to Principal and CFO during this span. His responsibilities included the initial setup and marketing of The JBC Funds and the negotiation and startup of JBC’s Abu Dhabi based joint venture. Overall, Kent has closed over $8 billion in capital transaction in his career. Kent has served on a number of non-profit boards, including as Board Chairman of the Civic Federation, a government watchdog group. Kent has a BA in Economics from Duke University, and an MBA from the Kellogg School of Management at Northwestern University.

Steve Sise oversees the operations of properties within Golub’s commercial and residential portfolio with an intense focus on financial and operating performance. He ensures that the property management teams collaborate with leasing, acquisitions, development and accounting groups, as well as with Golub’s capital partners, to create and execute successful business plans. With his knowledge of acquisition, disposition and development underwriting as well as national portfolio property and asset management, Steve brings a wealth of experience that greatly benefits Golub’s portfolio. Steve is also a Board Member for BOMA/Chicago, the Chicagoland Apartment Association and the Magnificent Mile Association. He joined Golub & Company in 2008.
